Petrie Queensland, investment profile

Geography

Petrie is located just over 24 kilometres north of the centre of Brisbane. Originally the centre of the suburb for population development, it has been joined by encroaching regions as the population of SE Queensland continues to grow. The road to the Sunshine Coast from Brisbane passed through the heart of Petrie, but growth in the SE Queensland corner demanded a direct highway to the East. The main northern rail line has trains stopping at Petrie. This land is relatively high compared to neighbouring regions and at the boundary is Lake Kurwongbah. There is also Lake Samsonvale near.

A short history

Tom Petrie is the well known farmer who came to the area originally and the locality took on his name for him shortly after his death. Before this time it was known as North Pine. Pine plantations and other farming lead the way. The railway was an important boost to the area and then paper mill are significant influences in the development of the area, and no doubt these connections and work opportunities assisted the growth of population.

Statistics and Numbers

Petrie is a suburb of the Moreton Bay Regional Council and formerly the heart of the Pine Rivers Shire Council. The people count of the locality has has not changed a great deal at about 9000 for some years as the residences of the place has been built up for some time. The largest portion of the population (35%) is under the age of 20, which supports the theory that the locality has a lot of young families. Just 8% are over the age of 60.

Thinking of purchasing?

Established houses and units are the majority of most of the properties there are for purchase with plenty of nice houses for sale from about $300,000 to upwards of $500,000 on the market right now. The average price of houses is around $360,000 with price growth slowing in recent years due to the slow down in non-mining industry Australia. Real estate agents in the area include LJ Hooker, Theresa Elms, Richardson & Wrench, Bowmaker and David Deane Real Estate. There are a variety of removal companies and Petrie Storage is handled by Maximum Security Self Storage at Kallangur.

Where to go shopping

At the centre of the locality the main intersection is surrounded with shops, with a major complex located there also with supermarket, chemist, bakery, medical services, chain stores and speciality outlets.

Conclusion

A built up localitywith good access via rail to Brisbane. High positioned homes with some views available with the population of families in surrounding houses. Combining factors suggest that property investment in the area will support asset growth and reasonable returns from rents as new home building continues to faulter in the Australian economy, forcing more people to rent.
